Home owners in Norfolk and Suffolk as well as the rest of the UK will have to invest in a HIP if selling their property since the new law was passed on the 14 December 2007. Be careful as many of the HIP services operate their services at a distance (especially online services) and cannot provide the comprehensive pack your property deserves. An example would be a house with a poor heating system but excellent insulation can still be energy effecient as a well insulated property would require less energy to keep heated than a property with a super effecient boiler and poor insulation this can only be proved with a thermal image. Our other business provides building services and so we have first hand knowledge of insulation systems and their methods of installation. Cavity wall insulation is a prime example as some loose fill cavity insulation can settle over a period of time and so leave a cold band at the eaves. Resin foam cavity wall insulation is only as good as the installer as the injection mix must be accurate or the foam insulation will disolve with moisture. The fact is cold spots and thermal shocks are present in every home and cannot be found without a thermal image.

The pack should include as mandatory:

• Terms of Sale: The details of the seller, the property and the price
• 
  Title: Copies of documents giving evidence of ownership of the property and the rights and obligations which affect the property.
• 
  Searches: Search replies made with local authorities establishing information that might adversely affect the purchase or ownership of the property.
• 
  Energy Performance Report: Providing a rating for how energy efficient the property is and suggestions on how to improve the rating. This information is best supplied from a thermal camera report. Many energy performance reports are suppliead based upon assumption and fundenemtally flawed, if you wish to provide an scientifically accurate report then you should call us to undertake a full thermal image.
